Josh Bernstein is a smug real-estate mogul who has built his fortune profiting from other people's foreclosures. He recruits Trevor to destroy properties on his behalf, using the damage for insurance payouts and to clear land for his own business plans. Their arrangement starts as a straightforward business deal, but Bernstein's arrogance and Trevor's temper make it a short lived one, and the relationship sours well before the job list runs out. The missions lean hard into satire, painting Bernstein as exactly the kind of predatory, self-satisfied wealth the game likes to mock, using Trevor's demolition work as the blunt instrument for the joke. He talks about his properties like trophies rather than homes. Bernstein disappears from the story once his usefulness to Trevor runs out, which fits a character built entirely around his own self-interest.
